How it’s built. Purchase €/m² divided by twelve months' rent per m², population-weighted from comune to province across the comuni OMI covers. A ratio between two published OMI prices, not a yield or a payback period: it ignores purchase taxes, IMU, maintenance, financing and vacancy. OMI semester 2025H2. At province grain this is the ratio of the two population-weighted means, not the average of the comuni's own ratios — the two are not the same number, and this one answers "what does the average square metre in this province cost to buy versus rent". Provinces without both a purchase and a rent figure are absent, never estimated.
