How it’s built. Detached-house €/m² divided by apartment €/m², paired WITHIN each OMI micro-zone and then averaged — comparing a comune's two means would compare different parts of town, since the categories are not surveyed in the same zones. 1.14 means a house costs 14% more per square metre than a flat in the same zone. Below 1 means the reverse, which is the case in 450 comuni. Comuni without both figures in a shared zone are absent. OMI semester 2025H2.
